🆘 URGENT: Help Save Chaim Bediner’s Bungalow Colony from Fraud While He Recovers from Brain Surgery

💔 Stroke. Brain tumor. ICU. Feeding tube. Now, a legal war to save the bungalow colony he worked decades to maintain.

📘 The Story Dimitri (Chaim) Bediner, originally from Donetsk, Ukraine, came to the United States as a refugee in 1976. In the Jewish community, he is known as Chaim Ben Dovid Bediner, the Jewish name given to him at birth. He has lived in New York for decades and has dedicated more than 25 years to building and maintaining a seasonal bungalow colony in Sullivan County.

In April 2024, Dimitri underwent a grueling 17½-hour brain surgery at NYU Medical Center to remove a tumor. During the operation, his lungs failed, he lost the ability to speak, and he could no longer eat, requiring a feeding tube inserted through his stomach to survive.

He spent three weeks in the ICU, followed by four months in a rehabilitation center, slowly relearning how to walk, talk, and swallow. This came after an earlier stroke and a severe case of COVID-19.

Today, Chaim is still in recovery. He uses a wheelchair most of the time, relies on a cane, and struggles with intermittent speech and memory loss. Some days he can’t remember conversations or events—only for fragments to return unpredictably.

It was during this physically and mentally fragile time that he was misled into signing a $560,000 predatory mortgage—triggering a legal battle over the very property he had worked for decades to preserve.

🗒️ How This All Started In 1999, Dimitri purchased the property at 446 Whitaker Road, South Fallsburg, NY, as a tenant in common, initially entering into a co-ownership arrangement with four or five partners. Over the years, partners gradually bought each other out. By around 2020, only Dimitri and Paulina remained as co-owners.

During this time, Dimitri took on the majority of the maintenance, repair, and management duties for the seasonal bungalow colony. He was deeply committed to preserving and improving the property, both physically and financially.

When their partnership ended, the court ordered the property sold so the two could split the proceeds. Dimitri did not want to sell, but the judge ruled against him.

In May or June 2023, several offers were submitted to buy the property—at least four in total. The court, Paulina’s attorney, and her real estate agent ultimately accepted a $970,000 offer from Rabbi Goldberger.

At this point, Rabbi Joshua Glassman stepped in. He convinced Dimitri to exercise his right of first refusal—a legal option that would allow him to buy out Paulina’s half instead of losing everything.

Glassman promised to help.

But instead of helping, he locked Dimitri into a high-risk mortgage with 15% interest, requiring $84,000 a year in payments—on a property that brings in only about $30,000/year in seasonal income. At the same time, Glassman began quietly moving to seize the entire property through a shell company called Dacha Luxe LLC.

The mortgage was a trap—and Chaim, still fighting for his life in hospitals and therapy centers, was the perfect target.

🏪 The Property The 8-unit bungalow colony was already built when Dimitri purchased it many years ago. But for over two decades, he’s been the one maintaining and improving it—fixing plumbing, repairing roofs, managing upkeep, and preserving the land.

He also built several new features with his own hands, including a pool house, a Jacuzzi room, and multiple storage structures and sheds that support the property’s function and value.

Though his primary residence is in Brooklyn, this South Fallsburg bungalow colony is his legacy, his labor, and his lifeline—the one thing he held onto through years of hardship, and now under threat.

⚠️ The Fraud

  • Dacha Luxe LLC is falsely claiming ownership of the property through forged documents, aggressive legal filings, and backdoor dealings.

  • The true ownership of Dacha Luxe LLC remains undisclosed. Despite multiple requests, the plaintiff’s attorney has refused to name the actual members or beneficiaries of the company.

  • It is believed that Hershy Indig, Steve Jara, or Rabbi Joshua Glassman may be involved, but this has not been formally confirmed.

  • Most of the individuals behind Dacha Luxe LLC have never met or spoken to Dimitri. The only one known to have had direct contact with him is Rabbi Glassman, who orchestrated the mortgage.

  • In a sworn affidavit, Hershy Indig claimed to have invested $275,000 into the property, but no documentary proof has been submitted—no checks, no wire transfers, and no financial records—supporting that claim.

  • Glassman brought a notary to Dimitri’s home during a period of severe medical vulnerability, with no independent legal counsel present.

  • The terms of the mortgage made default inevitable, setting the stage for Glassman’s group to try and seize the entire property.

  • Compounding this, Glassman is also the owner of Preferred Real Estate Management, the entity that issued the predatory mortgage. If he also controls Dacha Luxe, then he both issued the loan and is attempting to take the asset used to secure it.

This arrangement raises serious legal and ethical concerns and appears to represent a coordinated act of fraud, self-dealing, and criminal usury.

Despite presenting themselves as religious or community-minded, these actors have used their positions to engage in manipulation, fraud, and elder exploitation.

💥 Why This Matters Chaim is a survivor. He’s come through more in the last year than most do in a lifetime. But now, he’s in a court battle to save the only thing he has left—the land he’s worked for 25 years to protect.

This is about more than just property. It’s about protecting the medically vulnerable from exploitation, and standing up to coordinated legal abuse by individuals who may have deep ties within the local system. These actors are not just seeking a share—they are attempting to take everything, through pressure, misrepresentation, and a network of silent, concealed ownership.

Transparency, justice, and accountability are at stake here—not just for Chaim, but for anyone who could be targeted under similar conditions.

🙏 How You Can Help

  1. Donate – Every dollar helps cover legal costs, case preparation, and ongoing medical needs. Right now, we are facing an urgent deadline: Dimitri must retain legal counsel by May 29th to appear in court. A qualified attorney has been located, but requires a $15,000 retainer upfront. We have just three days to raise these funds.

  2. Share – Spread this story on social media, email, and in your community.

  3. Stand with Chaim – Let’s show that we don’t abandon those who’ve been exploited during their weakest moments.

🌟 Campaign Goal: $40,000 (Initial Goal) This is a starting point to get Chaim the immediate legal and medical help he needs. Based on early projections, the true cost of this case may exceed $60,000 or more due to the depth of the litigation and fraud claims.

Funds will go toward:

  • Legal retainer and litigation support

  • Filing fees, document review, and discovery preparation

  • Medical and therapy costs related to ongoing recovery

  • Defense against property seizure, quiet title action, and counterclaims for fraud and usury

Background: This ongoing case involves a shell company, Dacha Luxe LLC, falsely claiming ownership of Dimitri’s property. The claims stem from a predatory mortgage that Dimitri was misled into signing while he was still recovering from a stroke and a serious case of COVID-19. At the time, he was medically fragile, confined mostly to his home, and dependent on assistance to walk. This occurred prior to his brain surgery but during a critical period of physical and cognitive vulnerability.
